For the European Union, the energy renovation of buildings is a priority.
Proof of this is the agreement that will require all buildings in Spain to have an energy efficiency level higher than E in 2030 and D in 2033 (on the scale from A to G). Otherwise, these buildings cannot be rented or sold. This measure will affect more than 80% of Spanish buildings and more than 35 million homes throughout Europe.
The goal is to reach zero emissions and eliminate all fossil fuels in all buildings by 2050.
New buildings will also be affected by these measures, which must be zero-emission from 2028 (2026 if they are publicly owned). This will require buildings built from 2028 onwards to have solar energy (whenever feasible) and residential buildings to be refurbished from 2032.
That is why we can assure that energy-efficient buildings will set the trend in the building sector in the coming years.
The concept of a zero-emission building is introduced for the first time in this regulation. Until now, only energy efficiency was required, but there was no control of CO2 emissions.
Advantages of energy rehabilitation
The energy rehabilitation of a building has two clear advantages.
The first one is energy savings (up to 80% in energy expenditure for heating and cooling). And secondly, the revaluation of the property which, according to data from the Appraisal Society to the CSCAE, can be around 25% on average.
Hybrid solar panels, an option to consider.
Knowing these objectives, it is important to know what options are available to adapt our buildings to European regulations. And we have already seen that solar panels will be a key element in this ecological transition.
If we talk about energy efficiency, we must talk about hybrid solar panels.
A hybrid solar panel allows electricity and hot water to be generated simultaneously in the same module. This not only saves space (essential in many buildings) but also greater performance compared to other solar panels, as they dissipate part of the heat generated in a photovoltaic panel.
